At Bell Anderson & Sanders LLC, we have developed two continuing education seminars for the Appraisal Institute, "Detrimental Conditions" and "Real Estate Disclosure". We also assisted in developing "Introduction of Environmental Issues" and "Appraising of Environmentally Contaminated Properties". This seminar introduces participants to a variety of detrimental conditions and explores the wide range of effects these conditions can have on property value. location, dates, etc. The Real Estate Disclosure (or RED) Report is the appraisal profession’s first comprehensive disclosure framework that logically and practically organizes all disclosure issues important to lenders and prospective buyers. In this seminar participants learn how to define, research and report over 100 disclosure issues, using the RED Report. The seminar manual includes a definition of each potential detrimental condition, along with suggestions for investigation and reporting. Numerous cases are covered that practically illustrate how detrimental conditions are addressed.
